The journey of Ruslan Kovalenko is more than just a success story; it is a prime example of the transformation of a physical education teacher into a systemic entrepreneur. Today, he is the founder of the Gostiny Dom hostel network and the Victory Home hotel in Warsaw, but behind this achievement lie years of trials and a clear-cut strategy.

From Sports to First Business Steps

Ruslan was born into a simple family in the Zaporizhzhia region of Ukraine. His parents instilled in him a love for hard work: his father was a farmer, and his mother a cashier. Ruslan forged his financial path early on, earning money since the age of 14 by doing everything from collecting scrap metal to trading at local markets. His sports background—football, wrestling, and hiking—tempered his character, while his experience as a teacher and coach after university taught him structure and people management.

At the age of 25, seeking new opportunities, Ruslan moved to Poland. His start was typical for a migrant: working at construction sites, living in overcrowded hostels, and doing a stint on a farm in Denmark. This period was crucial—Ruslan experienced the migrant housing market from the inside, witnessing all its flaws: lack of hygiene, zero security, and general chaos.

The Birth of the Gostiny Dom Brand

With only €2,000 in savings, Ruslan rented his first house near Warsaw in 2015. He decided to change the rules of the game. Together with his wife Anna and later joined by his sister Viktoriia, he began building a family business where the human being was the core value.

Key Principles of the Network:

  • Sobriety Policy: A total ban on alcohol to ensure peace and safety for all guests.
  • 24/7 Control: Constant video surveillance, professional administration, and security services.
  • Systems-Driven: Implementing CRM and ERP systems allowed the business to move from manual management to an automated, scalable model.

Philosophy and Today’s Reality

Ruslan Kovalenko emphasizes that he doesn’t just rent out beds; he creates a space for adaptation. For a migrant, housing is the foundation from which legalization and the search for a decent job begin.

As of today, the company’s assets include:

  • 10 hostels and a family hotel, providing over 500 beds in total.
  • An average occupancy rate of 90%.
  • Victory Home — a hotel featuring 22 rooms, its own restaurant, and a conference hall.
  • A team of 30+ professionals, each responsible for a specific functional area.

Scaling and Vision

Today, Ruslan focuses on strategic growth: scaling the migrant ecosystem across Europe and creating nextgeneration hotels. His story proves that honesty, faith in one’s mission, and a systemic approach can transform a migrant worker into a market leader.
